For its first 30 years Pinecliff was a well-kept secret with a neighborhood of comfortable homes in and around Popes Valley boasting of panoramic bluff views, abundant wildlife and a private entrance to Ute Valley Park. With just two roads providing access to the outside world, and geography making it difficult to simply wander through, Pinecliff's homeowners have reveled in their privacy.

Times have changed somewhat with the addition of a frontage road that now runs along Interstate 25 that is the eastern boundary of Pinecliff. If you have a homesite facing east, Pulpit Rock and Black Forest with the sun rising in the east will take your breath away. Facing towards the west, the Rampart Range and Garden of the Gods with sunsets ablaze fill your scenic desires. Living on the south-facing mesa means not only admiring downtown Colorado Springs (especially with lights at night) but Pikes Peak hovers over it all with its unbridled splendor. Homes are also carefully placed to face inward to Popes Valley with amazing views covering 360 degrees.

The private entrance to Ute Valley Park means Ute's hiking trails are moments away. There are great rock formations along with trails that lead through forests as well as grassy areas, meandering to the ridgelines on either side of Ute Valley. The pine-covered mesa tops and the juniper-studded Popes Bluff along with the stark rock outcroppings and sharp-walled canyon walls with the gurgling stream below all add to the ambience of this amazing open space, not to mention the overlooks of Pikes Peak and the city. Mountain bikers find the variety of terrain and the wider pathways easier to maneuver and share with hikers and runners. Plenty of wildlife call this area home and are seen on a regular basis.

Centrally located on the northwest side of Colorado Springs with Rusina Road extended, Pinecliff residents are minutes from I-25.  Pinecliff is just ten minutes away from downtown Colorado Springs and its fine shopping and cultural activities as well.

Both District 11 and District 20 serve Pinecliff. With curriculum that is purposed in educating young people in preparedness for the 21st Century, these two fine school districts have dedicated staff and students in their mission of learning. This lush valley with its mature-treed canyon walls and mesas, has homes from 2,000 to 5,000 sq. ft. Built in the 70s through the 90s with single-family ranchers, bi-levels, tri-levels—most very uniquely individualized—as well as condo and townhome communities—Pinecliff has a lot to offer. The views are stunning; the neighborhood is exclusive and secluded. Home prices range from $300,000 to over $700,000.
